DEC 2018 - ST. MODWEN CELEBRATES COMPLETION OF THE FINAL PHASE AND A KEY DEAL FOR A 7,000 Sq Ft UNIT AT HENLEY BUSINESS PARK, NORMANDY, SURREY
A further boost has been given to Surrey’s economy with the joint completion of the final phase of St. Modwen’s, the expert developer and regeneration specialist, Henley Business Park near Guildford and with a 7,000 sq ft unit in the new development being taken by leading technology company, Hydronix.
Hydronix, which joins other top businesses in the park, is the world's leading manufacturer of digital microwave measurement technolgy and its two units totalling 7,000 sq ft will will provide a modern facility for its established international business.
More than 30 commercial agents gathered from London and the South East at a lunch and tour event on site to mark the completion of the 82,886 sq ft industrial and distribution extension developed by St. Modwen, which has been designed to the company’s high standards. It comprises eight new buildings that provide a range of units from 3,500 sq ft up to 27,650 sq ft.
Work started on the speculatively built units in April 2018 and there has been a lot of interest in the development. As well as the Hydronix deal, solicitors are instructed on a unit of 6,325 sq ft, and there is also strong early interest in a number of the other units.
Senior Development Manager at St. Modwen, David McGougan said: “St. Modwen has always had great confidence in the Surrey market. With now a total of 310,000 sq ft of floor space having been developed in 25 buildings providing nearly 500 jobs and all the first three phases fully occupied. The Hydronix deal on the extension caps this and reinforces that Henley Business Park is undoubtedly the proven location of choice for businesses in Surrey.”

APR 2018 - WORK STARTS ON FINAL PHASE OF HENLEY BUSINESS PARK, NORMANDY, GUILDFORD
Work has started on the final phase of the 310,000 sq ft business park at Henley Business Park in Normandy near Guildford, developed by St. Modwen, the UK’s leading regeneration specialist.
The 82,886 sq ft industrial and distribution extension of eight new buildings will provide a range of units from 3,500 sq ft up to 27,651 sq ft, and it is expected to be completed and available for occupation in October 2018.
The speculatively built units show confidence in the appeal of the park, the market and the region, and follow St. Modwen’s strategy to accelerate its commercial development activity this year.
Comprising nearly 20 acres, Henley Business Park is the proven location for business in Surrey, currently providing modern warehouse and industrial accommodation to over 10 businesses, including oil and gas consultancy ALS Petrophysics, steel processor Meridian Metal, Millbrook Healthcare and Vapouriz.

NOV 2015 - LATEST UNITS AT HENLEY BUSINESS PARK ARE COMPLETE AS A SHORTAGE OF EMPLOYMENT FLOORSPACE GROWS IN THE UK
Two high quality industrial and warehouse buildings have just been completed by by St. Modwen, at Henley Business Park at a time when available space is at its lowest for 12 years.
The speculatively built units provide accommodation of 20,800 and 34,000 sq ft. The latter unit is capable of sub division from 12,400 sq ft.
They are the third phase of Henley Business Park, which has detailed planning consent for a further 135,725 sq ft of new B1, B2 and B8 floor space.
St. Modwen is ready to start work on two more speculative builds of 23,000 and 27,000 sq ft as soon as these buildings are occupied.
All this comes as a report from JLL warns that availability of industrial and distribution space in the Western Corridor is at its lowest point since 2003. The Western Corridor Industrial and Market Report concludes that this is a result both the pick-up in demand for modern space and limited new speculative development – making the buildings by St. Modwen even more of an opportunity.

This has included a £3 million building for ALS Petrophysics and a 42,000 sq ft bespoke depot for Meridian Metal depot the UK’s largest independent steel stockholder, which is now fully operational.
Henley Business Park could provide employment for nearly 500 people when the site has been fully developed.

FEB 2015 - SURREY’S MOST SUCCESSFUL BUSINESS PARK WILL PROVIDE NEARLY 500 JOBS
The continuing development of Henley Business Park near Guildford, Surrey could provide employment for nearly 500 people following the opening of a new depot and recent construction work.
Completed buildings on the St. Modwen site, extending to approximately 160,000 sq ft provide opportunities for up to 267 jobs. Plans to build on another 120,000 sq ft, including two units currently under construction, could lead to 198 additional jobs being created.
The latest business to open on site is Meridian Metal, the UK’s largest independent steel stockholder which is now operational.
Meridian Metal supplies steel to manufacturers in a range of industries including heating and ventilation and retail display equipment. The company, which also has depots in Dudley and Sheffield, has relocated its southern base to Guildford from Sunbury.
The 41,000 sq ft depot was handed over in September and sits on the second phase of the highly successful Park. St. Modwen, the UK’s leading regeneration specialist, was given planning permission for the third and final phase in November with construction now underway to provide two new buildings which will be ready for occupation in the summer. These buildings will provide units of 20,000 and 34,000 sq ft, which can be divided into smaller units from 12,400 sq ft.

DEC 2014 - ST. MODWEN GETS GO AHEAD FOR FINAL PHASE OF DEVELOPMENT AT HENLEY BUSINESS PARK
A further boost has been given to the Black Water Valley economy after St. Modwen was granted the green light for plans to commence the third and final phase of Henley Business Park.
Guilford Borough Council has given planning consent to build 135,725 sq ft of B1, B2 and B8 floorspace. St. Modwen will immediately commence the construction of two units speculatively, comprising 32,940 sq ft and 20,223 sq ft respectively in a sign of confidence in the occupational market.
The move to develop this third phase continues the ongoing successful development of the Park which has seen 161,500 sq ft of new floorspace built and fully occupied over recent years.
Development Director at St. Modwen, Nick Kay said: “These units will be built speculatively. This shows the confidence that St. Modwen has in the Guilford, Woking and Black Water Valley industrial market and reinforces how successful earlier phases have been at this site. "We have carefully researched the market throughout the process and the buildings have been sized to meet identified occupational demand. Once these units are completed there will still be space to accommodate a final bespoke building of up to 65,000 sq ft to round off the business park."

MAY 2014 - UK’S LARGEST STEEL STOCKHOLDER TO OPEN DEPOT ON SURREY’S MOST SUCCESSFUL BUSINESS PARK
The UK’s largest independent steel stockholder will open a major new depot at St. Modwen’s Henley Business Park near Guildford, Surrey in September this year.
Meridian Metal supplies steel to manufacturers in a range of industries including heating and ventilation and retail display equipment. The company, which also has depots in Dudley and Sheffield, is relocating its southern base to Guildford from Sunbury.
The steel framework of the 41,000 sq ft depot is currently being erected and overall construction is expected to take just five months. It sits on the second phase of development at Henley Business Park and a new planning application is due to be submitted to complete the park with an additional 125,000 sq ft of industrial space.
Tim Vaux, Regional Director at Meridian Metal, said: “The new depot is an exciting step forward as we continue to build on our existing customer base in the south and we hope to be fully operational by late summer. Henley Business Park will give us the space we need to introduce new machinery and increase our speed of delivery while the location near the M3 and M25 is ideal for the distribution aspect of our business.”

APR 2013 - ST. MODWEN CONTINUES TO PROGRESS HENLEY BUSINESS PARK
St. Modwen - the UK’s leading regeneration specialist - has completed its latest ‘design and build’ at Henley Business Park, near Guildford – the first on the park’s third phase of development. The £1.45 million building is for Kirk Petrophysics - the leading provider of core-related wellsite, laboratory and data management services to the international oil and gas industry – which already occupies 23,629 sq ft of space at the park.
The third phase of the park is being developed on the site of the former 225,000 sq ft Vokes factory, which St. Modwen had previously been operating as a value for money managed industrial estate. It was demolished in Easter 2012 creating a 12-acre plot for the bespoke building.
